If you happened to have read previous blog posts then you may have heard a bit about this saga. Here is where things have been going with this story. 

Everything about this story is about how important it is to have the right representation 👨‍💼

In Utah, once a Seller has accepted an offer to purchase their home then they become locked-in with the contract. Only the Buyer side is able to cancel the contract. The Seller has a lot of repercussions if they default on the Purchase Contract once they have accepted it. 

Oftentimes, people think of a Realtor as someone who just opens doors for their client. 

There isn’t much thought into how we actually protect our clients and the best interest of the public. I have spent the last few days discussing this case with my Broker, and discussing it with attorney’s. 

As Realtors we even have a legal hotline to call when issues arise. The lawyer that returned my call left a voicemail that started with “Hello Michael, this is ___ from the legal hotline. Whoa! You have a lot of things going on with this one.” 

Not exactly what I wanted to hear on the voicemail. 

My client though is a trooper! He has put his trust in me and I have updated him on every step. 

This one is now super messy, but this is why having great representation matters. 

There’s not much more I can discuss in this blog post about this story at this time. 

For now, my Buyer and I are looking at other houses to purchase. Meanwhile, I’m behind the scenes working with the Listing Brokerage and attorney’s to figure out the damages the Seller has now caused after my Buyer went through an inspection and all of the other steps to purchase that property. 🤷‍♂️
